Hill Croft – Isle of Wight Holiday Cottage

Booking Terms and Conditions

  1. Provisional Bookings

Provisional bookings will be held for seven days pending receipt of the £100 deposit and completed booking form.
If the booking is made within 12 weeks of the arrival date, the full balance is due at the time of booking.

  1. Contract Formation

Payment of the deposit (or full balance if booking within 12 weeks of arrival) together with submission of the completed booking form creates a legally binding contract between the guest and the owners, Mrs Bridget Theaker and Mr Sean Theaker, of 14 Blymhill Marsh, Blymhill, TF11 8NW, for the rental of the property known as Hill Croft.

  1. Balance Payment

The remaining balance must be received no later than 12 weeks before the arrival date.

  1. Occupancy

The number of occupants staying at the property must not exceed the maximum stated on your booking confirmation.

  1. Property Care and Damage

Guests are responsible for leaving Hill Croft clean and tidy. This includes:

  • Washing and putting away kitchen items
  • Emptying bins and recycling
  • Wiping down surfaces
  • Mopping or quickly vacuuming floors if particularly dirty

Pets:

  • Pets are welcome, but must not go upstairs or on beds.
  • Guests may bring their own bed linen if pets normally sleep with them; throws are provided for sofas.
  • Guests are responsible for cleaning up after pets inside and outside.
  • Guests will be liable for any additional cleaning or replacement costs caused by pets.

Damage:

  • Guests must report any breakages or damage to the owners as soon as possible.
  • Guests are responsible for any damage caused by themselves, their guests, or pets.
  • Minor breakages of china, glassware, etc., are expected and will not be charged.
  • The owners reserve the right to recover reasonable costs of repair or replacement as a civil debt if necessary.
  1. Cancellation Policy

We recommend taking out UK holiday/travel insurance.

Cancellation by the guest:

  • Within 7 days of booking confirmation: full deposit refunded.
  • More than 12 weeks before arrival: deposit non-refundable; no further payment due.
  • Within 12 weeks of arrival: we will attempt to re-let the property. If successful, we will refund your payment minus the deposit and any difference in price achieved. If unsuccessful, payments are non-refundable.

 Pandemic or government travel restrictions:
If legal restrictions prevent travel to the Isle of Wight or prevent the property from being let, a full refund will be provided.

 Deferral:
Bookings may be deferred with a minimum of 12 weeks’ notice, subject to availability. Additional costs may apply. If the deferred booking is later cancelled, standard cancellation rules apply.

 Force majeure:
We are not liable for failure to perform obligations due to events beyond our reasonable control, including acts of God, government restrictions, public health emergencies, natural disasters, war, civil unrest, or interruption of utilities. In such cases, we may offer alternative dates or a refund in accordance with the law. We accept no liability for consequential losses.

  1. Arrival and Departure
  • Arrival: from 4:00pm
  • Departure: by 10:00am
  1. Behaviour Rules
  • No parties or events.
  • No smoking, e-cigarettes, or vaping inside.
  • Dispose of cigarette butts responsibly outdoors.
  • No illegal activities, including illicit internet use.

   Breach of these rules may incur additional charges.

  1. Ferry Crossing

The rental price does not include ferry crossings. Guests are advised to book early during peak times. Discount information may be provided upon request.

  1. Access / Mobility
  • The property is not suitable for guests with limited mobility.
  • There are 8 steps from the parking area to the front door (some steep). Some steps can be avoided via a sloping grass area.
  • Alternative access via a cobbled sloping pathway from the road includes one step and the front door threshold.
  • Sandrock Road has no footpath, and the garden gate opens directly onto the road.
  1. Parking
  • Off road parking for one car, although two cars can park on the property with very careful manoeuvring.
  • Additional cars may park on the road, but please allow buses to pass safely.
  1. Garden Safety
  • The garden slopes in places, has various levels and contains steps, a well (with raised wall and mesh), and cut tree logs.
  • Young children must be supervised at all times.
  • No climbing on the well wall, logs, or lean-to roof.
  • The owners do not accept responsibility for injuries resulting from failure to follow these safety instructions.
  1. CCTV and Alarm
    Hill Croft is equipped with aCCTV camera located on the side of the garage, looking towards the parking area, operating 24/7 for security purposes. The property also has analarm system with door sensors and a few photo motion detectors, which may take images if the alarm is armed and the detectors then triggered.
  • The alarm is never armed while guests are presentand is only used when the property is vacant, typically out of season.
  • The alarm may operate while the property is unoccupied for significant periods out of season for security purposes only. Guests are not affected by this.
  • Hill Croft is registered with theInformation Commissioner’s Office (ICO) for the operation of these security systems (ICO Registration Number: ZB712435)

By staying at Hill Croft, you acknowledge the presence of these security systems.

  1. Smoking and Electric Vehicles
  • Smoking, e-cigarettes, vaping, and candles are not permitted indoors.
  • Electric vehicle charging is currently not available.
  • Breach of these rules may incur additional cleaning or damage charges.
  1. Problems During Your Stay
  • Guests must notify the owners of any issues as soon as reasonably possible.
  • The owners will endeavour to resolve issues promptly, though some may be outside their control.

  1. Governing Law

These Terms and Conditions are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
